The Žitnjak project
A residential building with 40 apartments on a newly formed plot in Ulica Kovačići, in Zagreb's Žitnjak, just 500 metres south of Slavonska avenija. The neighbourhood is calm and fully equipped for everyday life: a primary school, two kindergartens, a health centre and pharmacies, with Lidl, Jysk, Pepco and Mlinar close by. City Centar East is about 5 km away (a 10 minute drive) and Kvaternikov trg 7 km (15 minutes).
The building has three above-ground floors, four separate entrances and a basement garage, with 49 parking spaces in total. The location permit was issued in April 2025.
We offer two and three room apartments ranging from about 39 to 83 m², ready to move into once construction is complete. Starting price is 3,500 €/m².
Construction uses modular steel technology. The volumetric modules are produced in controlled factory conditions and assembled on site, which delivers a faster, more precise build with consistent quality. The steel frame is elastic and earthquake resistant, with excellent thermal and acoustic insulation and high energy efficiency. All of Manhattan stands on steel, and the same logic of longevity and safety is built into every apartment.
A plot ready to build
The development is on plot no. 2414/2 (from 2414/2 and 2415/2), cadastral municipality Žitnjak, with a total area of 3,599 m². Access is from Ulica Žitnjak Kovačići. The legal and ownership status is resolved; the plot is formed and ready to build.
